2004
The founding.Hussain Manji opens a small office in Bandra Reclamation. The first mandate — a 1,200 sq.ft. retail showroom on Linking Road — takes seven months to close.
The first marquee client.Vodafone signs a 14,000 sq.ft. mandate. Followed by Nokia, then Procter & Gamble. The firm's commercial leasing practice is born.

2012
Crossing one million sq.ft.Cumulative commercial leasing surpasses one million square feet. The firm establishes its residential luxury vertical for sea-facing Bandra and Pali Hill.
Harley-Davidson · Starbucks.Iconic flagship placements that still operate from those addresses. The firm's reputation for retail-flagship work crystallises.

2018
The network.Sell Max, Invst Wise, AREA (Academy for Real Estate Agents) and Phantom Landmarks are formalised as group companies, each with its own remit.
Capital advisory.The firm begins advising developers on capital raises — structured equity, mezzanine, AIF placements — for projects across MMR and Goa.
2021
2024
Land & redevelopment.Active mandates under Regulation 33(7), 33(7A) and the 33(16) cluster scheme. Land sourcing concentrates on infrastructure-led corridors — Ulwe, Dronagiri, Taloja, New Panvel.
₹2,700 crore.Cumulative transaction value crosses ₹2,700 crore across 3,026 properties. The firm enters its twenty-first year still answering its own phones.

Founder & Chief Executive

Hussain founded Makaan Aur Dukaan in 2004 with a single conviction — that real estate in India deserved better counsel than it was getting. Twenty-one years on, he still personally leads every significant mandate, and still answers his own phone.

A specialist in commercial leasing, pre-leased investment structuring, society redevelopment, and capital advisory, Hussain works fluently across regulatory frameworks — DCPR 2034, SARFAESI, Regulation 33(7)/33(7A), MHADA — and the financial structures (IRR, AIF, NCD, mezzanine) that underpin them.

He lives in Bandra West with his family and, in his rare hours away from the office, can usually be found reading on graphology, planning his next family trip, or quietly studying the Indian equity markets.
